If a tenant contacts us for maintenance or repair, we will diagnose the issue and report the issue to you as the property owner. We will present you multiple options including dispatching a qualified vendor, using a vendor preferred by the owner, providing the owner the option to take care of the work and other options. If you ask that we source and send a service professional, we will take care of it for a fee of $50 or 15% of the total invoice amount, whichever is greater. We will ask for your approval of the price and service before we proceed. All expenses are sent for owner review and approval before work is done. In the case of an emergency, we will attempt to contact you before we dispatch a vendor. If we do need to dispatch a vendor for an emergency, their work will be restricted to ensuring the imminent threat to property or safety has been resolved.
